Tenants' and Users' Liability Insurance Policy (TULIP)
The URMIA TULIP (Tenants' and Users' Liability Insurance Policy)
is available FREE1 to all URMIA
members who subscribe to
it. Your institution must be an URMIA member to access this
coverage, and TULIP only applies to institutions in the United States.
It is designed to provide low-cost general liability insurance
to third party
users of your facilities.
It is web-based for most transactions. URMIA has arranged to
make this coverage available on behalf of its members
in response to
a large demand
for the product. We are continuing to work to make it better
for you and welcome your participation and feedback!
Liability coverage is administered by Arthur J. Gallagher Risk Management Services. Visit the URMIA/Gallagher TULIP website to subscribe your institution to the TULIP program or to give third party facility users access to coverage.
1 There is no deposit premium
required of URMIA members. All approved events will be charged
premium with the completion of the coverage application.
What Is TULIP?
The TULIP is a Tenants' and Users' Liability Insurance Policy, also known as "Events Coverage."
It is used by institutions who permit "third parties" to use their facilities
for specific events. It is NOT intended for institutions to shift any of
their specific operational risks away from their own General Liability Policies. It protects both the Facility User and the Institution against claims by third parties who may be injured or lose property as a result of participating in an event.
Events may range from very low-risk events such as classroom seminars, receptions, or weddings to higher risk events including festivals and fairs, sports events, or rock concerts.

Institutions who wish to participate must subscribe to the TULIP program via the URMIA/Gallagher TULIP website. Subscription is free of charge for URMIA members.
The primary URMIA member is responsible for the institution's subscription.
Once the institution has subscribed, the institution will be issued a Location ID /
Invitation Code. Costs for the facility users are based on the risk
of the activity, the number of days of the activity, the number of participants,
and if there are any special requirements, including alcohol liability, participant
