What Is New with TULIP

The TULIP team is excited to announce that we have added new options for the sublimit for sexual abuse and molestation (SAM) coverage to the program. Previously, the sublimit for SAM coverage was $50,000 per incident with a $100,000 aggregate. This coverage was automatic to every quote offered in the TULIP. We now have two additional limit options to choose from: The first is $100,000 with a $300,000 aggregate and the second is $300,000 with a $600,000 aggregate.

The program will continue to automatically include the minimum $50,000 sublimit and then the tenant users will have the option to increase the limit like the selection of the Excess Liability limits. Below is an overview of the additional pricing for the SAM coverage:

What Is TULIP

Tenant user liability insurance, often referred to as TULIP, is a type of insurance designed to provide coverage for individuals or organizations (“third parties” to the institution) that rent or use a venue for a specific event that falls outside the institution’s normal operations. A few of the key benefits of the TULIP are:

  1. Protection Against Liability Claims: TULIP provides coverage for bodily injury or property damage claims that may arise during the event. This protects the tenant user from potential lawsuits and financial losses.
  2. Coverage for Various Events: This insurance is versatile, and covered events range from low-risk events such as classroom seminars, receptions, or weddings to high-risk events, including festivals and fairs, sports events, or concerts. The policy does contain exclusions for certain high-risk activities such as water events and rodeos, etc.
  3. Peace of Mind: Knowing that there is insurance coverage in place allows event organizers to focus on the event itself without worrying about potential liabilities.
  4. Compliance with Venue Requirements: Institutions require event organizers to have liability insurance as a condition of rental. TULIP helps meet these requirements, ensuring that the event can proceed as planned.
  5. Cost-Effective: TULIP is typically more affordable than purchasing a standalone liability policy, especially for one-time or infrequent events.
  6. Customizable Coverage: The policy provides basic general liability coverage written in the name of the tenant user. Additional coverage for liquor or excess can also be included. It is event-specific and, if needed, can also cover vendors, performers, and exhibitors.
  7. Additional Insureds: The policy includes the institution as additional insureds, providing them with protection as well.

Why Buy TULIP

TULIP protects both the tenant user (the third party) and the institution against claims by individuals who may be injured as a result of participating in an event. It also provides property damage coverage to protect the institution’s facility if the damage is caused by the tenant user or one of their guests. Key benefits include:

  • No cost to the institution
  • Transfers risk from institutions’ own insurance programs
  • Eases administrative work for facility administrators through an easy certificate process
  • Automatic insurance documentation
  • Third party is relieved of the responsibility of finding acceptable coverage
  • Insurance is event-specific and low cost
  • Promotional tool to attract users by having insurance available

How It Works

As a member of URMIA, your institution can register for the TULIP program. Once registered, you will be able to direct tenant users to an easy web-based program. Tenant users will go through a simple quote process, and if they decide to purchase coverage, they will complete the transaction there on the website.

After a tenant user completes a transaction, we send the tenant user a binder of coverage (certificate of coverage) via email, and we send a copy of that document to the institution. Costs are based upon the type of risk, the number of days, the number of participants, and if there are any special requirements, including liquor liability, vendor coverage, or excess liability.
